Our Rules


  1. As a tenant you will

a)       Bring the Registration Form and pay the bond (equal 2 weeks rent) to CozzyStay within 2 business day after your arrival. Otherwise CozzyStay has the right to ask you to leave the house within 3 days, without a refund.

b)       Not play music, make loud noises or disturbances and not consume alcohol between 10pm and 8 am.

c)       Not use bad language inside the house.

d)       Not smoke inside the house.

e)       Keep the house clean and tidy. When you share a house, everyone must take their weekly turn in cleaning common areas. Bedrooms are to be cleaned on a weekly basis (managers can check it in the presence of the tenant anytime). If you don’t take your turn or don’t do a good job, you will be asked to fix it or you will have to pay $50 to help cover the cost of someone doing your cleaning.

f)        Take good care of the house, appliances and furniture. If you damage any of those, we will charge you with cost of repairs or replacement of the damaged goods.

g)       Look after the property; making sure doors and windows are closed and locked every time you leave the premises.

h)       Notify the provider of any damage to the premises as soon as you become aware of the damage.

i)         Not invite any strangers (guests or visitors) to sleep in the house or on the premises. If you do, we will charge you $50 for each day and we will ask you to leave the premises in 3 days.  The bond will not be refundable.

j)         A wireless point will be provided. Downloading big files (movies) from the internet is not allowed.  The internet plan has a limit for downloads and uploads. If you do many downloads, the internet will be slow and we may remove the wireless internet.

k)       Try to limit computer usage to one hour so that other students can also use it.

l)         Never bring any used furniture or appliances collected from outside to the house e.g. old/used sofas, mattresses, appliances, electronics and others.

Conditions of moving out

a)       The minimum stay period is 4 (four) weeks.

b)       Bond is equivalent to 2 weeks rent and this is the amount which is required upon arrival / moving in.

c)       A minimum of 2 weeks notice of moving out is required. Please inform us by email: support@cozzystay.com.

d)       If you move out within a period shorter than 2 weeks, we will keep your bond to cover your rent.
e)       The bond cannot be used to cover the rent if you want to leave the house.

f)        Once you give us the 2 weeks’ notice of moving out, we will start looking for a new tenant to take your place. If for any reason you need to stay longer, you need to discuss the situation.

g)       Before you leave, your room must be left clean and tidy; otherwise $50 will be charged to help us with cleaning expenses.

h)       The bond will be given back to you in 5 (five) business days, after satisfactory inspection of the room by the house manager and return of house keys to the CozzyStay office. It can be used to cover damages to the property by the director if it is required.

i)         If CozzyStay has to transfer the bond to an overseas account the tenant needs to pay for the transfer fee. It will be deducted from the bond and the tenant will be informed with a detailed email.

j)         In the case of forgetfulness or loss of keys; on the weekends you will be charged a fee of $60 for
displacement of a CozzyStay person's on-site support. In the case of loss, beyond the $60 the student will still bear the cost of
a new copy of the key.

k)       The management of the house can give you two weeks’ notice to leave the house for any reason. In this case, the rent must be paid until the end of the two weeks that you stay in the house. If you leave the house before this period, you are still required to pay for the full two weeks. The 2 weeks’ notice must be respected and any exception is subject to agreement with management/direction and whether or not replacement by new tenants is organized.

  1. Cancellations

a)       For cancellations made FROM 2 weeks  TO 48 hours before the arrival date, we will charge:

On Shore (Inside of Australia)     – Bond Fee

 Off Shore (Outside of Australia) – Placement fee

b)       For cancellations made 48 hours before arrival or less, there is NO REFUND of the total amount. If it is made on-shore then no refund of the PLACEMENT FEE.

c)       CozzyStay is not responsible for any external or personal reasons of cancellations (including delays or cancelling of flights, visas not approved, etc). Cancellation policy applies under any circumstances.

d)       Early departure from share accommodation: students leaving accommodation before the booked period has elapsed must: Give two weeks’ notice to the house manager.

e)       There will be no refund given for periods booked up to 4 weeks.  For refunds on periods greater than 4 weeks, a pro rata rate will be calculated and charged for the time in the share accommodation according to the current rate card. The balance will be refunded through the representative if paid through a Representative or to the student if paid directly.

Be aware that

a)       CozzyStay has the right to contact you first by e-mail. Make sure that you agree it is the best option to be in touch with you.

b)       CozzyStay will give 24 hours notice to the manager of the house, about the arrival of a new resident.

c)       CozzyStay is authorized to enter internal premises between 7:00 and 22:30 from Monday to Sunday and the common areas (BBQ area, garden, car space, etc) at any time Monday to Sunday to inspect, repair, fix or modify anything in need of it, e.g.: beds, wardrobes, cupboards, appliances and others.

d)       Any complaint should be sent by e-mail to CozzyStay on support@cozzystay.com, because we need to be aware of it in order to help you, any urgent case (gas, electricity, etc) call our Office or our Emergency number.

e)       Rent is to be paid 2 weeks in advance – there are no exceptions. This is your responsibility; we will not chase you. Friday is the last day to pay the rent on time for the current week. A late payment fee ($5.00) for every 24 hours will apply, if the payment is delayed.

f)        CozzyStay is going to increase A$ 5.00 on top of your rent on the_ ­­__/___/___

g)       We do NOT provide any kind of sheets, pillows, towels or blankets.

h)       Included in the price of your rent is ONLY your rent.  Internet, washing machines, etc. are additional services provided to you by CozzyStay.  If any of these are out of service, we will do all we can to resolve the problem.  However, this does NOT entitle you to a discount on the price of your rent.

i)         We are not responsible for any personal property left in the house.

j)         Students will pay for and share all house cleaning products.  Bathroom products are personal.

k)       Your rent has to be paid to the manager in charge of the house.

l)         If the rent is not paid or is delayed, CozzyStay has the right to request you to leave the premises in 3 days (72 hours).

m)     Be aware that the bedroom doors do not have keys/locks and the bedrooms do not have safes.

n)       Each bedroom can be shared by 2 or 3 people.

  • o)       All houses are located 5 to 30 minutes away from the city centre (this does not include the time spent on waiting for your transport).

p)       All houses are located 5 to 15 minutes from train stations and bus stops.

q)       Houses will be allocated to the students depending on availability; however, all houses are close to public transport.

r)        Please note that while hotels charge their clients per night, CozzyStay charges per day.

 

It is essential for tenants to follow the entire house rules listed above.

If you feel that you can not commit to these rules, please do not move in. If you break any of these rules we will    

give you 3 days notice and you will forfeit your bond.
